Not every crack is a problem, and knowing the difference saves you money. As a general rule, hairline cracks under 1/16 of an inch, roughly thinner than a credit card, are normal shrinkage and thermal movement and are not a structural concern on their own. Cracks wider than 1/8 of an inch are a different conversation, as are diagonal cracks running out from window and door corners, stair-step cracks following the block joints, and any crack showing dampness, dark staining or chalky white efflorescence.
A crack that runs more than twelve to eighteen inches from a window corner, alongside failed caulking, strongly signals that water is already getting in. The other thing worth watching is repetition. Patching a hairline crack once is fine, but once you are patching the same elevation repeatedly, stucco restoration usually costs less over five years than another round of patches. and something behind the wall is still moving or still wet. We assess crack width, pattern and history before quoting, and we will tell you when a crack genuinely needs a structural opinion rather than a stucco repair.
Water almost never enters through the middle of a wall. It comes in at the interruptions: window and door perimeters where the sealant has dried out and split, roof to wall transitions with missing or poorly lapped flashing, hose bibs, dryer vents and conduit penetrations, and the base of the wall where a weep screed has been buried or painted over. Once inside a wood frame wall it sits against the sheathing and stays there, because the stucco outside and the drywall inside both slow drying, and Sarasota humidity slows it further.
We drill paired holes at each suspect location, drive insulated probes through to the sheathing, and read moisture content by weight: at or under about 15 percent is normal, 15 to 19 percent indicates leakage, and roughly 19 to 20 percent and above means structural damage is present or coming. If the drill meets no resistance at all, the sheathing has already rotted away, and the meter may read deceptively low because nothing solid is left to hold water.
The structural side of a repair can be perfect and the job still look wrong, which is why matching is a craft in its own right. Sarasota walls carry a wide range of finishes, from smooth and sand float to knockdown, dash, lace and worm, and each one is produced by a specific tool, mix consistency and hand motion rather than a product you buy. We match by working sample boards against your existing wall until the pattern reads the same at normal viewing distance, then apply the finish coat with the same technique across the whole patch.
Colour is the harder half. Florida sun fades exterior paint continuously, so a perfect match to the original colour will still stand out against fifteen years of weathering next to it. We are honest with you about this. Sometimes the right answer is to blend and touch in, and sometimes it is to repaint the full wall out to its natural break at a corner or a control joint, so the eye reads one continuous surface. We will tell you which one your wall needs before we start, not after you are unhappy with a patch.
Whether your stucco sits on concrete block or on wood frame changes what a crack means and how we repair it, and most contractors never mention this. On block, the stucco is plastered directly onto the masonry, the two materials bond well, and the assembly is very durable. Water that gets through a small crack is absorbed by the block and generally evaporates back out, so minor cracking on a block wall is usually not urgent. None of this applies if the wall is actually synthetic, which is why EIFS repair is a separate job with separate rules.
Cracks in stucco over frame are the primary cause of damage to those walls and should never be dismissed as cosmetic. The catch in this market is that plenty of two-storey Sarasota homes are built with block on the ground floor and wood frame above, so the identical crack is a minor issue downstairs and an urgent one upstairs. We establish which system we are looking at before we quote, and on frame walls we probe rather than assume.
How long does a stucco repair take, and when can it be painted?
A straightforward crack or patch repair is often a one or two day job on site. The wait is in the curing, not the labour. Cement based stucco needs time to cure and release its moisture before paint goes on, usually around one to two weeks depending on humidity and the depth of the repair. Painting too early traps moisture and causes peeling, so we schedule the paint visit separately rather than rushing it.
Will my homeowners insurance pay for stucco repair?
It depends entirely on what caused it. Florida insurers generally cover damage from a sudden event such as a storm, and generally exclude gradual seepage, wear and tear and deferred maintenance. Cracks that developed slowly over years are usually treated as maintenance. Damage traced to a specific storm has a much better case, especially with dated photographs and moisture readings taken close to the event. Check your own policy language, and be aware Florida sets a one year notice deadline from the date of loss.
Do I need a permit for stucco repair in Sarasota?
Small cosmetic patching and crack repair typically does not require a permit. Larger work does, particularly anything involving removal and replacement across a significant wall area, structural repair to framing, or re-cladding. Requirements differ between Sarasota County, the City of Sarasota and Manatee County. We confirm the requirement for your specific scope before starting and pull the permit where one is needed, so you are not exposed at resale.
My house is fairly new and the stucco is already cracking. Is that the builder's problem?
It may be. Florida allows four years from when a defect is discovered or reasonably should have been discovered to bring a construction defect claim, with an absolute outer limit of seven years from the certificate of occupancy under the law as amended in 2023. If your home is inside that window and the cracking pattern points to installation error, such as missing control joints or badly fastened lath, it is worth getting documented before you pay to fix it yourself. Why did my last stucco repair crack again in exactly the same spot?
Because the repair addressed the crack rather than the reason for it. A line that reopens in the same place is usually sitting on a failed control joint, over a moving framing junction, or above lath that is corroding and expanding. It can also mean the patch was applied over a closed crack with nothing to bond into. We look for the cause on repeat cracks specifically, since a second identical repair will fail the same way as the first.
