Resurfacing is the heavier end of restoration and the option most people actually need when they say their stucco looks tired. Rather than applying a coating over the existing finish, we apply a new layer of stucco material directly over the prepared surface, adding genuine thickness and a new texture across the whole wall. That distinction matters. A coating renews colour and adds protection, but it follows every ripple, trowel scar and patch edge underneath it, so an uneven wall stays uneven and simply changes shade.
Resurfacing rebuilds the face itself, which is why it is the right answer for walls carrying years of accumulated patch repairs at slightly different depths, for surfaces with widespread micro-cracking rather than isolated damage, and for anyone who wants to change texture rather than just colour. It costs more than refinishing and it extends the service life of the system accordingly. Refinishing renews a wall that is structurally sound but has aged out of its finish, and the whole job is choosing the right system for how your wall handles moisture. None of these three apply to a synthetic wall, where EIFS restoration uses a different set of products entirely. There are three realistic options. A fog coat is a thin cement-based wash of white Portland cement, lime and pigment, essentially stucco without the aggregate. It soaks in rather than forming a film, preserves the original texture completely, is fully breathable and will never peel, because there is no surface layer to peel.
Acrylic masonry coatings sit on the surface as a film, take any colour you like, and remain reasonably breathable. Elastomeric is the thick, flexible membrane that bridges hairline cracking and stands up to wind-driven rain, but it carries a low perm rating, often under five, against the ten or higher that traditional stucco generally wants in order to dry outward. On a dry, sound wall that is a fair trade. On a wall with a live leak or a coastal building that needs to breathe outward, it behaves like a sealed bag and produces the blistering it was bought to prevent. We work out which of the three your wall actually wants before we quote it.
Older properties and homes close to the water need restoring differently, and treating them like a new build is how they get damaged. Sarasota has a large stock of mid-century and older housing whose original stucco is now well past the age where the finish behaves predictably, and those walls were generally built to absorb moisture and release it outward through evaporation rather than to be sealed. Wrap one in a low-permeability membrane and you interrupt the only drying path it has.
Coastal and near-coastal properties add salt to the equation, which continues working on the wall regardless of what you put on the outside, so the finish system needs to be rated for salt exposure and the maintenance interval needs to be realistic rather than optimistic. Lighter colours also age better on this coast, since they absorb less heat and show fading far less than deep shades. We restore these properties with breathable systems by default, we say so when a client asks for a product we think will trap moisture in their particular wall, and we would rather talk you out of a coating than take payment for one that will fail in three years.
Almost every restoration failure we are called out to inspect traces back to preparation rather than the finish itself, and the most common single cause is cleaning the wall with too much pressure. Stucco is porous and relatively soft, and high-pressure washing does two kinds of damage at once: it etches and chips the surface, leaving wand marks that telegraph straight through the new finish, and it drives water into hairline cracks and behind the weather barrier where it has no easy way out.
A large share of the restoration failures we are called out to inspect trace back to pressure washing. The correct method for a wall about to be restored is soft washing, which relies on a dilute cleaning solution and dwell time rather than force, applied at low pressure and rinsed gently. It removes the algae, mildew and Gulf Coast surface growth that would otherwise prevent adhesion, without abrading the substrate. Beyond cleaning, preparation also means sealing joints and penetrations, dealing with chalking on previously coated walls, priming where the system requires it, and letting the wall dry properly before anything is applied. We do not rush this stage, because nothing applied afterwards can compensate for it.
How long will a stucco restoration last before it needs doing again?
It depends on which system goes on. A cement fog coat has no film to fail, so it fades naturally over something like twenty years rather than peeling. Acrylic and elastomeric coatings form a film with a finite life and will eventually chalk or need recoating, typically well before that. A full resurface adds new material and buys back a meaningful share of the wall’s service life. We tell you the expected interval for whichever system we recommend so you can budget for it rather than being surprised.
Can I change my house colour completely during restoration?
Yes, but the method decides how far you can go. Acrylic and elastomeric coatings are opaque and will take any colour, including a dramatic change from dark to light. A fog coat is translucent, so it works for refreshing the existing colour or going slightly darker, and the old shade will bleed through if you try to go paler. Fog coating also will not work at all on a wall that has previously been painted, because it needs to absorb into the surface.
Is elastomeric coating a good idea on a Florida house?
Sometimes, and it is oversold. It genuinely excels at bridging hairline cracks and shedding wind-driven rain on a dry, sound, crack-prone wall. The problem is its low permeability. If moisture reaches the wall from a leak, failed flashing or wicking at the base, a low-perm film holds that moisture against the substrate and you get blistering and peeling instead of protection. It also does not bond properly to wood, which matters on mixed-material exteriors. We assess the wall first and often recommend a breathable acrylic instead.
How disruptive is a full restoration, and do I need to move out?
You do not need to move out. The work is entirely exterior. What you should expect is access around the perimeter, plants and fixtures covered, some noise during preparation, and windows staying shut on the elevations being worked. A single elevation typically runs several working days once curing between coats is allowed for, and a whole house is phased across elevations. What time of year is best for stucco restoration in Sarasota?
The dry season from roughly late autumn through spring is easier, because coatings and cement-based finishes need a rain-free window to cure and Florida humidity slows drying considerably. Summer restoration is still possible and we do plenty of it, but it has to be scheduled around afternoon storms and the daily forecast rather than planned in fixed blocks.
